The Mulgrave Marine Industrial Park, located approximately five kilometers south of the Trans Canada Highway #104 on provincial route 344, is owned and administered by the Town of Mulgrave. It is an ideal location for industrial and commercial business activities. The 45 acre park currently has 28 acres developed (23 occupied) and an additional 17 acres to be developed.
The Town of Mulgrave provides streets, water (6 inch main; 14,000 gpd/acre of an occupied lot) and waste water services to the park, as well as snow removal for the park roads. Nova Scotia Power provides electrical power to the park via a 25 KV circuit along route 344.
- Access by Air: Approx. 17 km. from Port Hawkesbury Airport; 180 km. from Sydney Airport and 270 from Stanfield International Airport at Halifax.
- Rail Link: Cape Breton and Central Nova Scotia Railway operates a station with loading facilities at the Canso Causeway, five kilometres north of Mulgrave.
- Sea Link: The main harbour of the Superport is capable of accommodating Ultra Large Carriers of the 500,000 tonne class. The Strait of Canso Superport is 12 miles long (20 km); up to a mile (1.5 km) wide with a depth of 92 feet (27 m). The Superport connects to all major routes.
History
In 1981, SCIDA and the Mulgrave Industrial Commission identified a need for high quality industrial space in the Mulgrave area. In the same year funding was established for the development on an industrial park, and in 1983 Mulgrave Marine Industrial Park was inaugurated. In 2002, ownership of the Park was transferred from the Province of Nova Scotia to the Town of Mulgrave, which also assumed the functions of the industrial commission.
Topography
The park elevation ranges from 3 m to 48 m. The terrain is generally sloping, with grades varying from 8 percent up to 20 percent, with the flatter land located in the higher section of the site to the north. Future development of Phase 2 is under review.
Amenities
Administration
Since 2002 the Park has been owned and directly administered by the Town of Mulgrave.
Security
The 20 officer complement of the Port Hawkesbury and Inverness County RCMP detachment, polices the Town of Mulgrave and the Mulgrave Marine Industrial Park.
Hospital
In addition to the following hospitals, the Mulgrave and Area Medical Centre services the community.
The Strait Richmond Hospital is a 15 bed facility located in Evanston, Richmond County, 29 kilometers from the industrial park. The hospital offers emergency outpatient services, diagnostic imaging; laboratory, physiotherapy and palliative care tele-medicine, among other services.
St. Martha's Regional Hospital, 48 kilometers from Mulgrave, is a 175 bed acute care hospital serving eastern Nova Scotia and western Cape Breton. Hospital departments include psychiatry, opthamology, pediatrics, hematology, microbiology, pathology, obstetrics/gynecology, cardiology, radiology, and internal medicine. Antigonish also has several homes for special care (nursing homes), senior citizen complexes, home care services and family counseling.
Fire Protection
Fire protection in the park is provided by the Mulgrave Volunteer Fire Department. Fire hydrants have been installed in the park.
Maintenance
Maintenance of the park (trunk sewer, water, snow removal) is the responsibility of the Town of Mulgrave.
Access
Roads
The principal highway connecting Mulgrave Marine Industrial Park is the provincial Collector Highway 344, 1 two-lane unlimited access highway with wide, paved shoulders. Highway 344 connects to the Trans Canada Highway (TCH) 104, approximately five kilometers north of Mulgrave at the Canso Causeway. The Causeway is 271 kilometers from Amherst at the New Brunswick border. Continuous four-lane limited access highway extends 157 kilometers from Amherst to New Glasgow. With the exception of the Antigonish portion, most of the remaining 109 kilometers of highway from New Glasgow to the Causeway is two-lane limited access highway. A 20 kilometer section in the Antigonish area is to be expanded to become four-lane in the near future, with the remaining 89 kilometers completed soon after.
Airport
Port Hawkesbury Airport
The Mulgrave Marine Industrial Park is 16 kilometers from the Port Hawkesbury Airport featuring a 5,000 feet runway, capable of handling most corporate aircraft and commercial aircraft up to a Boeing 737. This is more capacity than is required for aircraft that are likely to use the airport with any frequency. The capability of the runway for night and IFR operations is enhanced by the medium intensity lighting and the runway identification lights. The high level of winter maintenance provides year round reliability and enhances IFR operations in the winter months.
Sydney Airport
The Mulgrave Marine Industrial Park is 180 kilometers from Sydney Airport. The airport operates 24 hours per day, seven days a week. Passenger, air charter and cargo service are available. On site facilities include a Business Service Centre (conference room, audio/visual aids and secretarial support); an Environment Canada station; a Canada Customs office, and a flight service station.
Halifax International Airport
The Mulgrave Marine Industrial Park is 270 kilometers from the Stanfield International Airport in Halifax. Halifax is ranked sixth among Canadian airports in terms of passenger traffic and is among the most important cargo handling airports in the country. Halifax Stanfield International is served by Canada's major carriers, who offer daily flights to New York, Boston, Montreal and Toronto to name but a few. International routes are regularly served by Canadian airlines connecting Halifax to destinations around the world on a regular basis.
Rail
Established in 1993, the Cape Breton and Central Nova Scotia Railway operates a 408 kilometer short line between Truro, Nova Scotia and Sydney, Nova Scotia. CB&CNSR operates a station with loading facilities at the Canso Causeway, five kilometers north of the park. The rail line handles a variety of commodities from various industries, including coal, forest products, steel, chemicals, and in lesser amounts, propane, other liquid bulk, and building material. Its major clients include Newpage Port Hawkesbury Ltd., Michelin Tires Canada Ltd. and Imperial Oil Ltd. CB&CNR connects with the Canadian National Railway at Truro to provide rail access coast to coast.
Seaports
Strait of Canso Superport
The Mulgrave Marine Industrial Park is located in the Strait of Canso Superport. On the Mulgrave side, almost adjacent to the industrial park, a major upgrade of the Mulgrave Wharf facility, including the construction of a new 45,000 sq. ft. warehouse and office complex to service the needs of the offshore and other marine traffic has been completed. The main harbour of the Superport (5 kilometers from the park on the other side of the harbour) is capable of accommodating Ultra Large Carriers of the 500,000 tonne class. The Strait of Canso Superport is 12 miles long (20 km); up to a mile (1.5 km) wide with a limiting depth of 92 feet (27 m). The needs of shippers, vessel operators, cargo importers and exporters can be met by common user and private terminal facilities along the Strait of Canso. The Superport connects to all major routes. There are six terminals at the Strait of Canso Superport, with most designed to service bulk shipments for heavy industry in the Strait area. There are 6,208 feet of berthing facilities at the port, with limiting depths ranging from 23 – 100 feet.
Port of Sydney
The Port of Sydney is 170 kilometers from Mulgrave. There are three primary terminals in the Sydney area. Located in the Sydport Industrial Park, the Sydport Terminal features 3,890 feet of berthing on five quay walls, with depths ranging from 20 – 38 feet, and rail access. The Sydney Wharf is located in downtown Sydney and features 1,140 feet of berthing wall, 32 feet water depths, water, oil, two rail spurs and a 20,000 square feet shed. The North Sydney Wharf in North Sydney was constructed in 1973 and is 345 feet long with 320 feet extending into the water, and has a width of 100 feet. Low tide water depth is 25 feet.
Port of Halifax
The Mulgrave Marine Industrial Park is 282 kilometers from the Port of Halifax. A major international seaport, the Port of Halifax is one of the world's deepest (21.3 m or 70' at the low water) and can be entered from the Atlantic at any level of tide. It is sheltered, spacious and ice-free year round. From the Port of Halifax, product can be shipped to markets in Europe, Asia and all over the globe. The port lies only 86 kilometers (54 miles) from the Great Circle route connecting North America and Europe. The port of Halifax served by over thirty shipping lines, offers connections to more international ports than any other port in Canada.
Ferry
North Sydney - Newfoundland
The Marine Industrial Park is 152 kilometers from the North Sydney ferry terminal. The ferries operate year-round on the 100 nautical mile route between Port aux Basques, Newfoundland and North Sydney, Nova Scotia and during the summer on the 280 nautical mile route between Argentia, Newfoundland and North Sydney. Marine Atlantic operates three combined passenger and commercial ferries and one freight ferry. The four ferries depart and arrive two – three times daily from North Sydney, depending on the day of the week and time of the year. Between June 22 – October 8, Marine Atlantic sails to Argentia, Newfoundland once daily, three times per week.
Caribou (Pictou) – PEI
Northumberland Ferries operates daily vehicle and passenger service from Caribou, Nova Scotia to Wood Islands, PEI, 143 kilometers from the Mulgrave Marine Industrial Park. The ferry makes the 22 kilometer trip across the Northumberland Strait between May 1 and December 15; carrying 325 passengers per crossing every 90 minutes.
